Buying your own premises is a significant decision for a small business. A commercial mortgage may help finance the purchase or refinance a property you already own, but the borrowing needs to fit your business plans and capacity to repay.
How does a commercial mortgage work?
A commercial mortgage is secured against property. Owner-occupied mortgages relate to premises used by the borrowing business; investment mortgages relate to property let to others. The lender assesses the property and the proposed borrowing alongside the business or rental income supporting repayments.
Look beyond the monthly payment
- How much deposit and cash will be needed for the purchase?
- What arrangement, valuation and legal fees apply?
- Is the interest rate fixed or variable, and what happens when an initial period ends?
- What security, guarantees and early repayment terms are required?
- Will the business retain enough working capital after completion?
Property used as security may be repossessed if repayments are not maintained. A longer repayment term can reduce monthly payments while increasing the total interest paid.
