A secured business loan uses property or other assets as security. It may support a larger or longer-term project, but the assets pledged could be lost if repayments are not maintained.
How it works
The lender values acceptable security and reviews the business’s ability to repay. Security can include commercial property, equipment or a wider charge over business assets. Existing charges and lender consent affect what is available.
What to consider
- Security is not a substitute for affordability. Understand what the lender can enforce and whether a personal guarantee is also required.
- Allow for valuation, legal, arrangement and exit fees, including costs payable if an application does not complete.
- A longer term may reduce monthly payments but increase the overall cost.
What to prepare
An asset list, ownership details, current valuations where available, details of existing charges, accounts and a realistic cash-flow forecast. Ask a solicitor to explain the security documents before signing.
For a family-owned company, a proposal involving personal property deserves particular care. The effect on the family’s security should be considered alongside the business opportunity.
